  • Sale and Purchase Transactions (Leasehold, Freehold, Shared Ownership, Right to Buy, Unregistered Title)

  • Transfers of Equity

  • Remortgages (Main stream lenders, Private Lenders, Equity Release and Bridging Loans)

Legal Expertise In Practice

  • Sale of property with an element of adverse possession by an executor – Working against tight deadlines, Chloe was able to compile evidence of adverse possession by the deceased proprietor from their grandson using his childhood memories. The HM Land Registry accepted the application and quickly registered the adverse possession title to enable the sale transaction to complete within the required timescales.

  • Appointed as preferred solicitor for buyers in relation to a retirement home development - Acted on behalf of various buyers of a retirement flats. Some of the clients were particularly vulnerable and needed strong compassionate support to ensure their interests were protected.

  • Dealt with a new build purchase which was at risk of being delayed beyond stamp duty holiday deadline - Advised client of how to establish the ‘effective date’ for stamp duty purposes so as to ensure ‘substantial performance’ and secured the benefit of the stamp duty holiday thresholds.

  • Acted for buyers in a sale at undervalue where sellers were under threat of repossession - Obtained suitable bespoke insolvency indemnity to ensure the buyer’s lender was protected and their underwriting requirements satisfied given the high risk nature of the transaction.

  • Dealt with various sale and purchase matters where the clients were involved in acrimonious matrimonial proceedings - Such transactions have the added complication of various ‘forks in the chain’ where a divorcing couple are both reliant on the sale of a property but are involved in separate chains for their purchases. Chloe worked closely with solicitors and estate agents in the chain to ensure exchange of contracts along both chains was simultaneous and both clients protected.

"A massive thank you Chloe for your professionalism when guiding me through my house sale, and the purchase of my ‘forever home’. You pulled things together when other parties were not, you spoke and communicated to me without the legal jargon, so therefore I understood my options clearly and this allowed me to be involved in a technical process that I otherwise wouldn’t have understood.

I will always have your details to hand in order to recommend you to others, your support during a difficult period in my life was second to none. Sincerest thanks"

"I recently chose Woodstock to help with my flat purchase, and being a first time buyer it was quite daunting, but Chloe was wonderful to deal with. Very professional with the personal touch. Quick to respond, either by email or telephone and answer any questions I had, no matter how trivial they seemed. It was a complicated purchase and I was constantly kept in the loop.
I cannot thank her enough for the time taken to help me through this process and how thorough she was, the dedication she had also.  Would highly recommend!"

"I found Chloe Scott to be very pleasant and extremely helpful. Nothing was too much trouble. She was easy to talk to and always happy to answer my queries. She handled the sale of my home and my purchase of my mother's old property with professionalism and integrity. She helped things go as smoothly as they could and kept me well informed every step of the way. I am very grateful for all her hard work on my behalf and would not hesitate to recommend her services."

"I just want to highlight the 5 star service I received from Woodstock, and in particular my solicitor, Chloe Scott. It is rare to find such a highly skilled professional who is also extremely patient and an all round nice person! Chloe handled both a lease extension and a sale. The service she provided was faultless, despite dealing with a very difficult freeholder and a near incompetent conveyancer on the buyers’ side. I will be using Chloe for my next transaction and I would recommend her or Woodstock to anyone."
