About Ryan

Ryan deals with all aspects of residential tenancy law, from evictions to documentation to training and compliance, helping everyone from individual landlords all the way up to house-hold name letting agencies. He prides himself on clear, concise advice coupled with a value for money mentality – if he doesn't think it is worth the cost to you of instructing him, he will tell you!

Outside of work, you can find Ryan getting back to nature with long walks and camping. If he can rope his family into joining him, then all the better!

Legal Specialisms

• Residential Possession Proceedings - I can offer a wide variety of services tailored to a client’s demands; from a ‘value for money’ eviction package to a ‘peace of mind’ service, all needs are catered for. I have many years of experience and concluded proceedings in a variety of circumstances including discretionary Section 8 Notices, Deeds of Surrender, Forfeiture, Rent Act tenancies and more.

• Tenancy Documentation - I can provide either bespoke reviews and alterations to your existing agreements or I can provide template documentation. I prefer a writing style that can be understood by everyone – free of legal jargon.

• Rent to Rent - This is a booming new area of residential lettings also known as guaranteed rent agreements. A landlord will let to a tenant who will in turn use the property as they see fit to maximise revenue. This area is a mixture of residential tenancy and commercial lease and it requires careful legal advice to avoid common pitfalls. I can assist at all stages, from documentation to termination.

• Wales - Since December 2022 Wales has operated on a different tenancy model to England. I have experience in both the drafting of Occupation Contracts and possession proceedings under the new regime, as well as the knowledge to handle ad hoc questions on this rapidly developing new area of law.

• Ad Hoc Advice/Helpline Support - Tailored to your needs I can provide a subscription service for you to call/email for swift and comprehensive advice when you need it most.

• Training - Either in-person or on-line, I can provide up-to-date training bespoke to your needs along with supporting documentation to refer back to afterwards.

Legal Expertise in Practice

• Court of Appeal - I have dealt with and defeated two appeals by a tenant up to the Court of Appeal level.

• Webinars - I have appeared on a variety of webinars for Goodlord and ARLA Propertymark which required not only cutting-edge legal knowledge and research but also to be relaxed and engaging on-stage.

• Tenancy Documentation - I have personally drafted agreements for ARLA Propertymark, Fixflo and Goodlord as well as reviewed and improved documentation for many well-known letting agents, student accommodation providers and housing associations. I can produce not only ASTs, but non-ASTs, Welsh contracts, Rent to Rent agreements and more.

• Anti-Social Behaviour - I have broad experience at dealing with problem tenants. I have been able to negotiate surrenders of tenancy – saving the time and expense of legal proceedings – but also protected my client’s position against commercial behemoths who feel their size allows them to disregard the rules; I have managed to recover money from the national bank of a global super-power despite the resources they had available through tenacious and patient correspondence.

• Wales - I have acted on a variety of Welsh cases under the new rules including anti-social behaviour, breach of contract, rent arrears, and formerly Assured Tenancies. This has required a thorough understanding of the new rules and the ability to interpret legislation without the benefit of generations of legal precedent.

• Ad Hoc Advice/Helpline Support - I have years of experience providing quick and practical advice on a variety of lettings topics – what I understand is important to my client is not an academic answer shorn of context, but an answer that can be applied to real-world situations.
